Stratton Electrical provides both electrical and IT solutions both for domestic households and for buy-to-let landlords.

Landlord services

While it is not currently a legal requirement for landlords to carry out yearly electrical tests as it is for gas, it is highly advisable to conduct them at least every two years as it is the landlord who is liable should there be a major electrical issue.

The latest government regulations as set out in the Housing (Standards for Rented Houses) Regulations 2008 and the Housing (Standards for Rented Houses) (Amendment) Regulations 2009 say that 'Installations in the house for electricity and gas supply must be maintained in good repair and safe working order' and that

'All landlords have a legal obligation to ensure that their rented properties comply with these regulations and Local Authorities are responsible for the enforcement of the regulations.'

Stratton Electrical is on hand to check and PAT test all rental properties and will provide an annual term maintenance contract for landlords with multiple properties.
